Spray Foam Removal Service

Selling or remortgaging with spray foam on the rafters? We can take it out.

When the BBC asked the UK's 20 largest mortgage lenders in 2025, five said they will not lend on homes with spray foam in the roof, and most others decide case by case using the valuer's report. Foam sprayed onto rafters hides the timbers from surveyors and, where it was badly installed, can trap moisture against them.

Our own team removes the foam by hand, bags it and takes it away, photographs the exposed timbers and gives you a written removal report to pass to your lender, broker or buyer. We then re-insulate with breathable sheep's wool or Knauf Earthwool. Homes, landlords and commercial properties across Central Scotland — private work only.

Loft insulation, underfloor insulation and spray foam removal — for homes and commercial properties, using the best natural, eco-friendly products on the market.

Premium Natural Product
Sheep's Wool Insulation

Sheep's wool is one of nature's finest insulation materials — and it's particularly well suited to the Scottish climate. Unlike mineral wool, it naturally absorbs and releases moisture without losing thermal performance, making it ideal for older stone buildings and timber-frame properties where moisture management matters.

It's completely non-irritant — safe to handle without protective equipment, no glass fibres, no respiratory risk. It also naturally resists mould, moths, and fire without synthetic chemical treatment.

  • 100% natural, renewable & biodegradable
  • Naturally moisture-regulating — won't degrade when damp
  • Excellent acoustic performance as well as thermal
  • Safe to handle — no PPE required, no skin or lung irritation
  • Naturally flame-resistant without added chemicals
  • Ideal for traditional Scottish stone and timber properties
  • Loft and underfloor applications

High Performance Mineral
Earthwool Loft & Floor Insulation

Earthwool by Knauf is our preferred mineral wool product — made from up to 80% recycled glass content and ECOSE® Technology, a formaldehyde-free bio-based binder derived from natural materials. It's softer, less itchy, and significantly more eco-friendly than traditional glass wool.

For loft installations, Earthwool achieves the Building Regulations recommended 270mm depth efficiently. For suspended timber floors, the rolls friction-fit perfectly between joists without adhesive or fixings.

  • Up to 80% recycled glass content
  • ECOSE® bio-based binder — no formaldehyde
  • Softer, less irritant than standard mineral wool
  • BBA certified and Building Regulations compliant
  • Achieves 270mm loft depth recommendation
  • Friction-fit between joists — no adhesive needed

Loft & Underfloor Insulation

Loft Insulation
Up to 35% heat loss prevention

Your loft is the single biggest source of heat loss in an uninsulated home — up to 35% of your heating simply escapes through the roof. We install either sheep's wool or Earthwool between the joists (cold loft) or between and below the rafters (warm loft/converted loft), to the correct specification for your property.

  • Cold loft: insulation between joists to Building Regulations 270mm
  • Warm loft: rafter insulation for converted or usable loft space
  • Top-up existing insulation where depth is insufficient
  • Full blown-in option available for difficult-access lofts
Loft Insulation — How Long Does It Take?

Most residential loft insulation jobs are completed in a single day. We work clean, protect your loft hatch and any stored items, and leave no mess. You'll feel the difference by the next evening.

Underfloor Insulation
Suspended timber floors

Cold floors are a miserable but very solvable problem. For suspended timber floors — common throughout Scottish housing stock — we fit sheep's wool or Earthwool rolls between the floor joists from below (via underfloor access). This eliminates draughts, reduces heat loss and dramatically improves ground-floor comfort.

  • Suspended timber floor insulation between joists
  • Friction-fit rolls — no adhesive or fixings needed
  • Access via underfloor void where possible — no floor lifting
  • Suitable for traditional Scottish tenements and semis
  • Improves EPC rating and reduces ground-floor heating demand
Underfloor Insulation — Disruption Level?

Where underfloor access is available (most suspended timber properties), there is zero disruption to your flooring. We access through inspection hatches or from outside. Where there is no access void, we discuss the best option with you before any work begins.

Eco-Friendly from the Ground Up

We made a deliberate choice to focus on natural insulation products. Scotland has ambitious net zero targets for 2045, and buildings are one of the biggest contributors to carbon emissions. Using sheep's wool — a Scottish agricultural by-product — means we're insulating homes with a product that is:

  • Grown and processed in the UK — low embedded carbon
  • Fully biodegradable at end of life
  • Carbon sequestering — wool stores atmospheric carbon
  • Supporting Scottish sheep farming as a by-product
  • Safe for installers, homeowners and the environment

Even our Earthwool choice is intentional — 80% recycled glass content with a bio-based binder instead of the formaldehyde used in standard glass wool. Every product decision is made with environmental performance in mind.

Insulation FAQs

Often, yes. Many lenders and buyers' surveyors are cautious about spray foam on roof timbers because it hides their condition. Removal with written evidence is the most common way forward, but every lender decides case by case, so check with your lender or broker first. We provide a written removal report with before-and-after photos.
No, not any more. We carried out grant and ECO-funded insulation for around 10 years, but the schemes became more about paperwork than good work: assessors sent up from England who could not even fit through a loft hatch, endless forms and jobs held up for weeks. Most of our work was already private and commercial, so we decided to put all our effort into making that service better. Sheep's wool is particularly well suited to Scottish properties for several reasons. First, it naturally manages moisture — it can absorb up to 30% of its own weight in water and release it without degrading thermally or structurally. This is critical in older Scottish stone buildings where some moisture movement through the fabric is normal and expected. Second, it's a genuine eco product — British grown, biodegradable, carbon sequestering, and a by-product of Scottish farming. Third, it's completely safe to install and live with — no glass fibres, no chemical irritants, no long-term health concerns. We recommend it especially for older properties and any owner who cares about environmental credentials.
Yes — we work across both private residential and commercial properties. On the commercial side this includes agricultural buildings, workshops, warehouses and light industrial units where loft and roof insulation makes a significant difference to working temperatures and energy costs. All our work is privately contracted — we don't operate under government-funded schemes.
In pure thermal conductivity terms they're very close — sheep's wool typically achieves λ0.035–0.038 W/mK vs Earthwool's λ0.044 W/mK, so sheep's wool is marginally better thermally. Both achieve excellent results at the recommended installation depths. The key differences are moisture management (sheep's wool wins for older buildings), environmental credentials (sheep's wool is fully natural and biodegradable), acoustic performance (sheep's wool is significantly better), and cost (Earthwool is typically more cost-effective for standard installations). We recommend the right product for your specific property and circumstances — not one-size-fits-all.
Underfloor insulation using wool rolls works for suspended timber floors — where there is a void beneath the floorboards. This is very common in traditional Scottish housing including tenements, Victorian and Edwardian semis, and pre-1960s houses. Solid concrete floors require a different approach (typically rigid PIR board under screed, which involves lifting the floor) — we don't install that system. If you're not sure what type of floor you have, we'll confirm during the free survey.
Our own insulation team covers Central Scotland — Glasgow, Edinburgh, Ayrshire, Lanarkshire, Stirling, Falkirk and West Lothian. If you are just outside these areas, call 0800 861 1394 and we will tell you straight away whether we can help.
